400 M Street SE Affordable Housing

400 M Street SE was the first use of Commercial PACE to finance the retrofit of an affordable multi-family housing project. This 112,000 square foot property in Southeast Washington DC was originally developed through the HOPE VI program administered by the US Department of Housing and Urban Development (HUD). The property owners secured a $340,000 PACE assessment to reduce operating costs, lower energy bills, and improve overall building performance. This project yields $41,000 in benefits each year from a 37kW solar array, lighting improvements, water conservation, and other energy efficiency upgrades.
